Council has received a request on behalf of private land owners to rezone land in Campbell’s Creek bounded by Blanket Gully Road to the West, Box Lane to the south, an extension of Maxwell Road to the east, and an extension of Captain Day Road to the north (unmade road reserves), as well as 4 Langslow Street, Castlemaine. The proposal is consistent with the Mount Alexander Planning Scheme.
The amendment rezones land at Campbell’s Creek from the Farming Zone (FZ) to General Residential Zone (GRZ1), which is the common zone for residential land across Mount Alexander Shire. The land is approximately 27.3 hectares in size.
In addition to rezoning the land, the amendment will also apply a Development Plan Overlay (DPO), and a Vegetation Protection Overlay (VPO) to 17 significant trees.
The amendment will enable the land to be developed for residential use. The rezoning is within the identified urban boundary of the Castlemaine Land Use Framework Plan in the Planning Scheme.
The amendment also rezones land at Langslow Street. This land is currently in two different zones, the Industrial 1 Zone (IN1Z) and General Residential Zone, to Industrial 3 Zone (IN3Z). A purpose for the IN3Z is to provide a buffer between other industrial zones and residential communities.
